- Operations plan → day/time windows, resident notices, reclaim/BMP compliance.
- Production model → estimated days, on-site hours, $/SF or fixed line items.
- Board-ready proposal → clear inclusions, optional add-ons, schedule.

Parking lots: $0.12–$0.22 / sf (degreasing adder as needed)
